Word up your agent. As soon as you have a clear idea of what you are after get in touch with your agent. If you want to settle over the Christmas period, don’t wait for the next open home, take the bull by the horns and speak to your agent immediately, they will be able to show you suitable stock right from the word go.
Have your finance pre-approved and ready to go. Having your home finance pre-approved can take weeks off the time it takes to secure a property, better still, if the property you are interested in is popular, it will give you confidence and peace of mind that other interested parties will not have. Get pest and building reports organised without delay. Pest and building reports are key dependency when buying a property, so organise these as soon as you can, it can save any unnecessary delays.
Line up your solicitor when you start house hunting. Rather than being an afterthought, identify the solicitor you are going to use at the same time you are getting your finance pre-approved. This will expedite the legal process and save time.
Organise moving. Whether by rent-a-truck or buy hired removalist, getting a date at Christmas time with a removalist or hire truck company can be tricky. The more notice you can give them, the better.
Critically, organisations on the Gold Coast and around Australia either shut down totally or partially over the Christmas period and do not recommence until well into the new-year, so the more organised you can be, the better.
