When you plan to buy a home on the Gold Coast, you have to take many things into consideration.

It needs to be the type of home that makes you happy and fits within your budget.  But what exactly do you need in order to be happy? You might be very clear about this.  For example, some people want a greater degree of privacy, a lot of space and a great view.  Others might want to be located close to good schools and a lot of shopping.  Although these things might be clear to you, it’s also important to communicate them to your real estate agent.

Getting away from realestate stereotypes

A good real estate agent is one who shows you the types of homes that will work for you instead of trying to get you to purchase what they think you need.  For example, just because you have a family doesn’t mean that you’re going to need a lot of space.  Instead, it might be important for you to live somewhere safe, with good schools and playgrounds in the vicinity.  Similarly, every single person doesn’t want to live close to bars and restaurants where they can have an active social life.  Some might actually prefer a more peaceful, quiet existence.  So it’s important to tell your real estate agent exactly what you’re looking for.

Figuring out what you want

In case you’re not entirely sure what you’re looking for, you might want to sit down and think about all your options before you communicate them to your real estate agent.  For example, think about how much space you’re going to need.  Are you buying a place just for yourself or do you have a spouse or family?  Do you need an extra room to convert into a home office?  Would you or your spouse really like to have a backyard?  Do you need to be located close to shopping?  Or do you just need a grocery store in the vicinity?  Different things are important for different people.  So you have to figure out what is important to you.  Maybe you can also consult your spouse or family and involve them in this process.

Keeping an open mind

A good real estate agent is always going to sit down with you and really listen to what you have to say.  They might ask questions to draw you out and clarify things that they don’t understand quite yet.  Sometimes, you might even change your mind about certain things after you’ve seen a few homes.  You might decide that the things that seemed important to you at first are no longer as important.  So it’s a good idea to talk to your agent about this as well.  Keep an open mind about what you’re looking for.  Sometimes, it might come in the type of package that you least expect.
